This is a gated, covenant-controlled community of roughly 2,400 acres between Villa Rica and Carrollton, unincorporated Carroll County, with mail addressed through Villa Rica. It's neighbors doing the work for neighbors, not a truck that showed up from three counties over.

The housing stock here is a real mix: original 1970s homes from the community's planned-unit start, sitting beside a heavy wave of 2000s infill construction. Different roof pitches, different siding, different gutter setups, but the same tree canopy over almost all of it. Around Lake Tara, the golf course and the marina, that canopy is thickest, and it drives most of the exterior-maintenance calls the crew gets from inside the gates.
